A typical 3BHK house (1,200–1,500 sq ft built-up area) costs ₹18–38 lakhs for standard quality construction in a Tier-2 city. Metro city construction of the same size would cost ₹24–50 lakhs. This includes structure and finishing but excludes land cost, architect fees, and interior design.
Basic construction: ₹1,400–1,800/sqft. Standard quality: ₹1,800–2,500/sqft. Premium: ₹2,500–4,000+/sqft. These are national averages. Metro cities add 25–40% premium. Note that "per sq ft" rates typically refer to built-up area including wall thickness, not carpet area.
Three methods: (1) Get quotes directly from 2-3 material suppliers before the contractor starts procurement and compare against what they charge you. (2) Maintain a daily material register — count cement bags received, measure sand by volume (1 brass = 100 cubic feet). (3) Ask for bills from the supplier directly and compare unit rates to our rate tables above.
Per sq ft quotes typically exclude: architectural and structural drawings (₹1–4 lakhs), building permit fees (varies by city), electrical external connection charges, bore well, compound wall and gate, landscaping, interior design and furnishing, parking flooring, overhead water tank, and solar panels. Always ask your contractor for a detailed bill of quantities.
